Solving the Stress of Design and Approvals

Designing or renovating a home can feel overwhelming, especially when juggling council approvals, technical drawings, and finding the right builder. At Sydney Drafting Concepts & Design, we take the pressure off by managing the details for you. From your first idea to final approval, our experienced team delivers clear guidance, transparent communication, and creative solutions tailored to your needs. OUR DA AND CC PROCESS
Development Application and Construction Certificate Procedure

Step 1:
Meeting & Preliminary Plans

Meet with the client and discuss your vision.

Organise a site meeting and measure up at the site if it is an addition to an existing residence.

Arrange surveyor to attend the site.
-
We will collect the 10.7 Certificate, 88B Instrument, DP Document, Title Search and Property Report from the relevant council.

Complete Soil Classification if necessary.
-
Once the survey plan is received, we will prepare the proposed design for your review.
-
You will be able to offer feedback and up to 3 amendments if necessary
Once you are happy with the design, we will proceed to lodgement.
Step 2: Lodge development application
Council forms & colour selection will be sent to the owner.
We will prepare the plan details, Waste Management Plan, Statement of Environmental Effects, Cost Report and Stormwater Plans
Other consultants may be required pending on location and proposal
Upload application to the NSW Planning Portal or state portal
Council Application fee will be issued to the owner for payment, then the application will be pending decision which can be from 1-8 months
Approval will be issued once assessment is finalised.
Step 3: Lodge construction certificate
We will send the approval documents and plans to the certifier so they can prepare a preliminary checklist
Certifier forms will be sent out to the owner
During the notification period and after we receive the preliminary checklist, we will prepare the necessary plans and documents relevant to the checklist
Sydney Water Tap In Building Application will be completed and a Water Service Coordinator will be engaged if referred
The Long Service Levy as well as any council bonds, contributions, permits & fees will need to be paid by the owner
Once all plans and documents have been completed, the certifier will complete a final assessment.
Step 4: Construction Certificate approval
Once the certifier agrees that all requirements have been met, we will upload the application to the NSW Planning Portal or certifier
The certifier will access the application and will stamp and provide the Construction Certificate which we will forward onto the owner
You can now engage with the builder and provide notice to your local council before construction.
